This Privacy Policy describes how tner collects, uses, processes, secures, shares, and retains personal information in connection with the tner website, mobile applications, APIs, messaging services, and related services. This Policy also describes how tner handles mobile phone numbers, SMS and MMS messaging consent, and messaging records used for transactional communications.
1. Scope
Who and What This Policy Covers
This Privacy Policy applies to personal information processed by tner through its website, mobile application, APIs, SMS and messaging services, support channels, and related services collectively referred to as the Services. It applies to account holders, property owners, authorized administrators, tenants, applicants, and other individuals whose information is submitted through the Services.
This Privacy Policy should be read together with the tner Terms of Service, any SMS or messaging terms presented during enrollment, and any applicable contractual data processing terms.
Where applicable law provides individuals with additional or stronger privacy rights, those requirements will apply to the extent required by law.
2. Information We Collect
Categories of Data
We may collect account and profile information such as name, email address, mobile phone number, role, profile information, and account identifiers.
We may collect operational information associated with use of tner, including property information, rental information, payment status information, tenant and owner workflows, document activity, requests, notifications, and related application records.
We may collect communications information including customer support interactions, email delivery information, SMS or MMS messaging events, notification records, and communications preferences.
We may also collect technical information such as device type, operating system, browser information, application version, IP-related security information, application logs, authentication events, and security telemetry needed to operate and protect the Services.
Where SMS functionality is used, we may process mobile phone numbers, SMS consent information, consent timestamps, consent source, policy or disclosure version, opt-in and opt-out status, messaging preferences, delivery information, and HELP or STOP interactions.
3. Sources of Information
How Data Reaches tner
We collect information directly from you when you register for an account, provide contact information, update your profile, provide messaging consent, use tner workflows, request SMS-enabled functionality, or contact support.
Information may also be provided by property owners, tenants, authorized administrators, or other users where they are permitted to provide information through the Services.
We may receive operational information from integrations and service providers that support communications, hosting, security, identity verification, payments, analytics, and application functionality.
Messaging providers, telecommunications carriers, aggregators, and communications service providers may provide delivery status, messaging status, filtering status, opt-out activity, and related technical information needed to operate tner communications.
4. How We Use Information
Processing Purposes
We use personal information to provide, maintain, secure, and improve the Services; authenticate users; manage account access; process requested rental and property workflows; provide notifications; support users; and maintain application reliability.
We may use contact information to deliver account-related and transactional communications requested or authorized by users, including account verification, security notifications, rental notifications, payment-related reminders, renewal notifications, and other service communications.
We may process information to detect fraud, investigate misuse, enforce applicable policies, comply with legal requirements, respond to lawful requests, protect users and the Services, and maintain records required for audit, security, regulatory, or dispute-resolution purposes.
5. SMS and MMS Communications
A2P Messaging, Consent, Opt-Out, and Compliance
tner may use application-to-person messaging, including SMS and MMS, to provide transactional and informational communications to users who have provided the consent required for the applicable messaging purpose.
tner SMS messages may include one-time verification or authentication codes, account security notifications, rent reminders, payment due or overdue notifications, rental workflow updates, renewal notifications, rental approval or status notifications, and other account-related service messages.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with, sold to, rented to, or transferred to third parties or affiliates for their marketing or promotional purposes.
Before sending recurring SMS or MMS communications, tner obtains consent appropriate to the type and subject matter of the messages being sent. Consent must be knowingly and voluntarily provided and must identify tner as the sender or otherwise clearly identify the party on whose behalf messages will be sent.
SMS consent applies only to the specific messaging purposes disclosed when consent is obtained. Consent to receive transactional or informational messages does not automatically constitute consent to receive advertising, marketing, or promotional messages.
If tner introduces promotional or marketing SMS communications, tner will obtain any additional prior express written consent required before sending those messages. Transactional SMS consent will not be treated as authorization for unrelated promotional messaging.
Where SMS messaging is optional, users may decline SMS consent without being required to consent solely to create an account, purchase a service, or accept the Privacy Policy or Terms of Service. Consent controls must not be preselected or bundled with unrelated mandatory agreements.
Certain user-selected features, such as phone-number verification or SMS-based authentication, inherently require sending a message to the number provided in order to complete that specific requested feature. Choosing not to use such SMS-dependent functionality may prevent that particular feature from operating but does not constitute consent to unrelated recurring or promotional messages.
Message frequency varies depending on account activity, verification attempts, rental events, payment dates, notification settings, and the tner features being used. Users may receive multiple messages when required by transactions or account activity.
Message and data rates may apply according to the user's wireless carrier and mobile service plan.
tner identifies itself, or the applicable authorized sender, in SMS communications as required by applicable messaging rules and carrier requirements.
The initial message in an ongoing messaging program will include an appropriate opt-out instruction such as Reply STOP to unsubscribe, where required. tner may periodically repeat opt-out instructions in recurring messaging programs.
Users may withdraw SMS consent at any time by replying STOP or another supported standard opt-out keyword. Supported opt-out keywords may include STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, OPTOUT, REVOKE, or QUIT depending on the messaging service configuration.
Opt-out requests are processed as promptly as reasonably practicable. tner may send one final confirmation message acknowledging that the opt-out request has been processed. After an applicable opt-out is processed, tner will not continue sending messages covered by that consent unless the user subsequently provides new valid consent.
Users may reply HELP, where supported, to obtain assistance or information regarding the messaging program. Additional assistance may be available through tner's official support channels.
Consent provided for one messaging purpose, sender, or program will not automatically be applied to materially different messaging purposes. tner may request renewed or reconfirmed consent where required by law, carrier requirements, messaging standards, a substantial passage of time, or a material change in the nature of the messages.
tner maintains records reasonably necessary to demonstrate SMS consent, which may include the mobile number, date and time consent was provided, method or workflow used to obtain consent, consent language displayed, applicable policy or terms version, messaging purpose, and subsequent opt-out or HELP interactions.
SMS and MMS delivery is dependent on telecommunications networks and mobile carriers. Delivery may be delayed, filtered, or unavailable for reasons outside tner's control.
6. No Sale or Sharing of User Information
User Privacy and Mobile Information Protection
Mobile information, including mobile phone numbers, SMS opt-in data, text messaging originator opt-in data, SMS consent records, and messaging preferences, is not shared with third parties or affiliates for marketing or promotional purposes.
tner does not sell, rent, trade, disclose, or share users' personal information, including names, email addresses, mobile phone numbers, account information, rental information, or SMS and MMS consent information, with third parties or affiliates for their own marketing, advertising, promotional, or independent commercial purposes.
tner does not sell, rent, transfer, or provide mobile phone numbers, SMS opt-in information, SMS consent records, or messaging preferences to third parties or affiliates for marketing or promotional purposes.
SMS and messaging consent provided to tner applies only to communications sent by or on behalf of tner for the purposes disclosed when consent was obtained. Such consent is not transferred to another organization and does not authorize another organization to independently contact the user.
tner may use carefully selected service providers solely where necessary to operate the Services. Infrastructure, communications, security, authentication, hosting, payment, document processing, monitoring, analytics, or support providers may process limited information on tner's behalf when technically necessary to provide the requested Services.
Such service providers act only as processors, vendors, or infrastructure providers supporting tner and are not permitted by tner to sell, use, disclose, transfer, or retain users' personal information for their own marketing, advertising, promotional, or unrelated commercial purposes.
For SMS and MMS communications, communications service providers such as messaging platforms and participating telecommunications carriers may technically process the recipient's mobile number and messaging information solely as necessary to transmit, route, deliver, secure, and manage the communication.
tner does not authorize communications providers, telecommunications carriers, service providers, or other processors to use users' mobile numbers, SMS consent information, messaging preferences, or messaging data for independent marketing or promotional purposes.
The restrictions in this section apply regardless of any other data-processing activities described elsewhere in this Privacy Policy.
7. Legal Bases
Why Processing Is Permitted
Depending on jurisdiction and context, tner processes personal information based on contractual necessity, legitimate interests, compliance with legal obligations, and consent where consent is required.
For messaging activities requiring consent, tner relies on the consent provided for the applicable messaging purpose and maintains consent records where appropriate.
Users may withdraw consent where legally available. Withdrawal of consent does not affect processing that occurred before withdrawal and may make certain optional or SMS-dependent functionality unavailable.
8. Mobile App Permissions
Camera and Device Permissions
The tner mobile application may request camera permission when a user chooses to capture and upload a profile picture or use another application feature that specifically requires camera access.
Camera access is user initiated and feature specific. tner does not intend to use camera permission for continuous capture, background recording, or unrelated monitoring.
If camera permission is not granted, core account functionality remains available except for features that specifically require direct camera access. Where supported, users may instead select an existing image from their device.
Other device permissions will be requested only when reasonably necessary for a feature and will be subject to the permission controls provided by the user's operating system.
9. Sharing and Disclosure of Information
Limited Operational Processing
tner does not share users' personal information with third parties for independent marketing, advertising, promotional, data-broker, resale, or unrelated commercial purposes.
Personal information may be processed by service providers acting strictly on tner's behalf where such processing is technically necessary to operate the Services. This may include providers supporting cloud infrastructure, application hosting, authentication, communications, SMS delivery, email delivery, security, payments, document processing, monitoring, analytics, and customer support.
tner limits such processing to information reasonably necessary for the applicable service and requires service providers to process information only for authorized tner purposes and subject to applicable confidentiality, security, and data-protection obligations.
Mobile phone numbers, SMS and MMS opt-in information, messaging consent, and messaging preferences are not sold, rented, shared, transferred, or disclosed to third parties or affiliates for their marketing or promotional purposes.
tner may disclose information where required by applicable law, court order, subpoena, regulatory requirement, or other lawful legal process.
Information may also be disclosed where reasonably necessary to investigate fraud or abuse, protect users or the Services, enforce legal rights, address security incidents, or protect the safety, rights, and property of tner, its users, or others.
If tner participates in a merger, acquisition, reorganization, financing, or transfer of business assets, personal information may be transferred only as permitted by applicable law and subject to applicable privacy obligations. Any transfer of SMS consent remains subject to applicable messaging consent requirements and does not automatically authorize a new party to send messages.
10. International Transfers
Cross-Border Processing
Personal information may be processed in jurisdictions where tner or its service providers maintain infrastructure or personnel.
Where required by applicable law, tner uses appropriate safeguards to support lawful transfers of personal information across jurisdictions.
Organizations using tner that are subject to jurisdiction-specific data localization requirements are responsible for determining whether additional controls are necessary for their particular use.
11. Data Security
Technical and Organizational Measures
tner uses commercially reasonable technical and organizational safeguards designed to protect personal information against unauthorized access, disclosure, alteration, loss, misuse, and destruction.
Safeguards may include authentication controls, authorization controls, encryption in transit, restricted administrative access, logging, monitoring, security telemetry, backups, and incident response procedures.
Access to personal information is limited to authorized personnel and authorized service providers where access is reasonably necessary to operate, secure, maintain, or support the Services.
No information system or communications network can be guaranteed to be completely secure. Users are responsible for protecting their passwords, authentication credentials, devices, email accounts, mobile devices, and other account access mechanisms under their control.
12. Retention
Personal Information and Consent Records
tner retains personal information for as long as reasonably necessary to provide the Services, fulfill the purposes described in this Privacy Policy, meet legal and regulatory obligations, resolve disputes, enforce agreements, investigate misuse, and maintain necessary security and audit records.
SMS consent records may be retained for as long as necessary to demonstrate compliance with applicable messaging laws, carrier requirements, industry standards, and contractual requirements.
Consent records may include the phone number, consent timestamp, consent method, disclosure or consent language presented, policy version, messaging purpose, and subsequent consent changes.
Opt-out records may be retained to ensure that users who have withdrawn consent are not unintentionally enrolled again without valid subsequent consent.
Retention periods vary depending on the nature of the information, applicable legal requirements, contractual obligations, security considerations, and the purpose for which the information was collected.
When deletion is requested, certain information may continue to be retained where necessary to comply with law, legal holds, fraud prevention requirements, security obligations, dispute resolution, opt-out enforcement, or other legitimate legal requirements.
13. Your Rights
Access, Correction, Deletion, and Related Rights
Depending on applicable law, individuals may have rights to request access to, correction of, deletion of, portability of, or restriction of certain personal information.
Individuals may also have rights to object to certain processing activities or withdraw consent where processing is based on consent.
SMS messaging consent may be withdrawn using the opt-out mechanisms described in Section 5 without requiring the submission of a general privacy rights request.
Before fulfilling certain privacy requests, tner may require reasonable identity verification.
Requests may be limited or denied where permitted by law, including where fulfillment would conflict with legal obligations, fraud prevention requirements, security requirements, legal holds, or the rights of another individual.
14. Children
Age-Related Restrictions
The Services are not intended for unauthorized use by individuals below the minimum legal age applicable to the relevant Services and jurisdiction.
tner does not knowingly seek to obtain SMS marketing consent from children where such consent would be prohibited by applicable law.
If tner learns that personal information has been collected from a child in violation of applicable children's privacy laws, tner will take appropriate steps to investigate and remediate the issue.
Parents or legal guardians who believe a minor has provided personal information improperly may contact tner through its official support or privacy channels.
15. Third-Party Links and Services
External Sites and Integrations
The Services may contain links to third-party websites or services that are not controlled by tner. This Privacy Policy does not govern the independent privacy practices of those third parties.
Users should review the applicable third-party privacy policies and terms before providing information to external websites, applications, payment services, or other integrations.
tner is not responsible for the content, security, privacy practices, or data handling of independent third parties except to the extent tner is legally responsible for its own processing or use of those providers.
16. Changes to Messaging Preferences
Managing Communication Choices
Users may modify available notification preferences through the Services where such controls are provided.
SMS opt-out requests may be submitted by replying STOP or another supported standard opt-out keyword to an applicable tner messaging number.
Users who previously opted out must provide new valid consent before recurring SMS communications covered by the prior opt-out are resumed.
Changing a mobile phone number does not automatically transfer the previous number holder's consent to the new number or to a different individual.
tner may maintain suppression or opt-out records as reasonably necessary to prevent further messaging after consent has been withdrawn.
17. Policy Changes
Updates to This Notice
tner may update this Privacy Policy from time to time to reflect changes in law, regulations, carrier requirements, messaging standards, technology, business practices, or Services.
Updated versions will be made available through the Services with a revised Last Updated date.
Where required by law, tner will provide additional notice or obtain new consent before materially changing how personal information or messaging consent is used.
A material change to the subject matter of SMS communications may require tner to obtain new or reconfirmed messaging consent rather than relying on consent obtained for a substantially different messaging purpose.

To help tner process privacy requests efficiently, users may be asked to provide relevant account identifiers, their jurisdiction, the affected mobile number or account where appropriate, and a clear description of the request.
Users should never provide passwords, OTP codes, authentication tokens, or other authentication secrets when submitting privacy or support requests.
